Adapted from the USGBC: the LEED rating system encourages building managers to implement sustainable practices to reduce environmental impact, while addressing the major aspects of ongoing building operations:
- Exterior building site maintenance programs
- Water and energy use
- Environmentally preferred products and practices for cleaning and alterations
- Sustainable purchasing policies
- Waste stream management
- Ongoing indoor environmental quality
LEED Existing Buildings Operation & Maintenance (EBOM) is a whole-building rating system; individual tenant spaces are eligible under LEED Interior Design and Construction (ID+C).

How it Works
The USGBC’s Leadership in Energy and Environmental Design (LEED) program is an internationally recognized rating system for high performance buildings.
During the LEED certification process, buildings and interior spaces undergo extensive third-party verification to demonstrate achievement across multiple categories, including siting, water, energy, materials, indoor quality, and operations.
LEED covers design, construction, operations, and maintenance. Buildings and interior spaces are rated on a point system that includes certified, silver, gold, and platinum levels based on achieving specific credits.
How You Save
Earning LEED credits typically requires implementing efficiency and sustainability projects. Most of these projects reduce operating expenses on an ongoing basis.
Buildings and businesses that seek to demonstrate high performance to stakeholders, including (but not limited to) high profile office, education, healthcare, hospitality, and government properties.
LEED certification-related costs typically range from $1.00 to $2.00 per square foot for existing buildings. A gap analysis is a low-cost means to determine feasibility and estimate cost.
